Stronger apartment demand and slowing deliveries point to a healthier DFW market heading into 2027.

Demand rises. Deliveries slow.

What this means for 2027
With absorption now outpacing new deliveries and approximately 30,000 units still under construction, we anticipate improving market conditions throughout 2027, particularly by the fourth quarter.
For existing multifamily owners, these trends could translate into higher occupancy, fewer rental concessions, and a gradual recovery in rental rate growth.
Our outlook: DFW's multifamily market is moving toward a healthier supply-and-demand balance, creating a more favorable environment for property owners and investors heading into 2027.
