Position Overview
RDE Capital Group, LLC, a leading commercial real estate brokerage based in Dallas, is seeking a Maintenance Manager to oversee the day-to-day operations of RDE Maintenance Services, ensuring timely completion of work orders, high-quality repairs, efficient scheduling, and cost-effective maintenance of the residential and commercial portfolio. This leader will manage in-house maintenance techs, coordinate vendors, improve processes, and uphold safety and compliance standards.
The ideal candidate is organized, detail-oriented, and able to lead a field team in a high-volume environment while maintaining excellent communication with the operations team, property managers, and residents.
Key Responsibilities
1. Maintenance Operations Management
- Manage all maintenance activities for 600 doors, including repairs, unit turns, preventative maintenance, and emergency response.
- Oversee the entire work order lifecycle: intake → scheduling → completion → quality control → documentation.
- Reduce backlog, optimize technician routes, and ensure timely completion of service requests.
2. Team Leadership
- Supervise 3–6 maintenance technicians (or more as the portfolio scales).
- Handle hiring, onboarding, training, performance evaluations, and technician development.
- Enforce quality standards for work performed in the field.
3. Scheduling & Workflow Optimization
- Prioritize work orders based on urgency, resident impact, and owner obligations.
- Manage on-call rotation schedules.
- Implement efficient dispatching and tracking systems (e.g., AppFolio, Property Meld).
4. Vendor & Contractor Management
- Maintain relationships with electricians, plumbers, HVAC companies, turn vendors, and specialty contractors.
- Compare bids, negotiate pricing, and ensure high-quality vendor work.
- Monitor vendor performance metrics and update vendor lists regularly.
5. Budgeting & Cost Control
- Monitor maintenance expenses, parts inventory, contractor bills, and turn costs.
- Make recommendations to reduce expenses while maintaining quality.
- Ensure accurate coding of labor and materials for monthly financial reports.
6. Compliance & Risk Management
- Ensure alignment with Texas Property Code for habitability, smoke detector requirements, and repair timelines.
- Enforce OSHA safety standards and proper use of tools, ladders, PPE, and chemical handling.
- Conduct periodic safety training for technicians.
7. Inspections
- Oversee move-in, move-out, annual, and preventative maintenance inspections.
- Document findings and ensure preventative maintenance is scheduled and completed.
8. Resident & Owner Communication
- Provide clear, professional communication with residents regarding repair timelines and expectations.
- Support property managers and ownership with status updates and cost estimates.
Qualifications Required
- 5+ years of maintenance experience in residential or multifamily properties.
- 2+ years in a supervisory/lead role managing technicians or crews.
- Strong knowledge of electrical, plumbing, HVAC, carpentry, and appliance repair.
- AppFolio
- Ability to read and interpret technical manuals, building plans, and work scopes.
- Valid Texas driver’s license.
Preferred
- HVAC certification (EPA Universal or Type II).
- Experience overseeing maintenance operations for 500+ units.
- Bilingual (English/Spanish) is a strong plus.
- Familiarity with Texas Property Code repair timelines and habitability rules.

RDE Capital Group, LLC, a leading commercial real estate brokerage based in Dallas, is seeking a motivated, detail oriented Property Manager responsible for driving the daily workflow of a group of properties to a positive outcome for RDE Capital Group, LLC clients, and residents. A successful Portfolio Manager must drive throughout the Dallas-Fort Worth area several times weekly to uphold quality control standards. The Portfolio Manager must communicate with tenants, established vendors, owners, and associates in a common-sense manner that drives effective and positive results in the following areas. A successful assistant portfolio manager interacts with residents professionally and courteously and collaborates with team members.

Key Responsibilities
1.Property Operations & Maintenance
• Execute Maintenance Operations Plans (MOP) in coordination with the Maintenance Coordinator.
• Assist in the coordination and tracking of maintenance operations plans.
• Create and assign internal or external resources to service requests in accordance with company guidelines.
• Write detailed make ready scopes and inspect completed work to ensure it meets the defined scope and company standards.
• Perform and document property walkthroughs on a regular basis.
2. Compliance, Inspections & Registrations
• Coordinate and complete all required city inspections and annual property registrations.
• Ensure lease enforcement in alignment with company policies and regulatory requirements.
3. Financial Performance & Collections
• Manage the delinquency process to completion, including communication, notices, and follow up actions.
• Oversee and manage the collections process through resolution.
• Manage the eviction process from initiation through completion in compliance with legal and company procedures.
• Oversee the Ratio Utility Billing System (RUBS) process in coordination with vendors.
4. Tenant & Owner Relations
• Maintain and foster positive, professional communication with property owners and tenants.
• Manage the security deposit return process from move out through final disposition in accordance with regulations and company standards.
5. Vendor & Resource Management
• Manage and coordinate virtual assistant vendors to ensure performance and service delivery expectations are met.
6. Administrative & Team Support
• Support the Portfolio Supervisor with additional tasks, projects, and operational needs as assigned.
Qualifications Required
• Required to hold a current TX Driver's license with a clean driving record. (Mandatory for this position).
• Minimum of one year of previous experience in either the single-family or multi-family rental industry
• Ability to manage confidential information in a professional manner
• Excellent oral and written communication skills
• Ability to comfortably navigate innovative technology. Proficiency with the Microsoft Office suite, including Outlook, Work, and Excel, is required.
• Meticulous and able to effectively manage multiple projects simultaneously in a fast-paced work environment
• Strong organizational and time-management skills, able to consistently meet goals and deadlines without sacrificing quality
Preferred Qualifications
• Knowledge / Experience with Tax Credit Incentives and Section 8 Rental Assistance process, preferred
• Real Estate License is preferred but not mandatory.
Education & Qualifications:
• College degree in Business, Finance, Economics, or a related field preferred
• Relevant experience may be considered in place of formal education.
• Fully bilingual in English and Spanish, with strong written, verbal, and reading comprehension skills in both languages.
